Green Coast isn't just a residential project. It's an entire destination — a new Mediterranean town on the Ionian coast, built in phases to a long-term masterplan. Behind it stands Balfin Group, one of the largest investment groups in the Western Balkans, present in 11 countries.
The architecture comes from the award-winning studio EAA — Emre Arolat Architecture, a laureate of both the Mies van der Rohe Award for European architecture and the prestigious Aga Khan Award for Architecture. The façades and overall character of the grounds draw naturally on the rugged Mediterranean coastline.
Residents have access to a full concierge and butler service — managing stays, arranging activities, caring for the property. Green Coast is designed to run year-round, not just in season. The hotels and rentable infrastructure on site create premium conditions for short-term letting.
Palasë sits on the Albanian Riviera in the Himarë area — one of the most unspoilt and least crowded stretches of the entire Mediterranean coast. Turquoise Ionian sea, pine forests, clean air and the pristine nature of Llogara National Park directly above the grounds. The Green Coast beach holds the Blue Flag — an international certificate of environmental cleanliness and safety.
Access to the area improved dramatically with the completion of the Llogara Tunnel in 2024, which halves the journey from Vlora. What once meant a demanding mountain drive is now a comfortable route for every type of vehicle.
In 2027 Vlora gains its own international airport with planned direct routes from Europe and beyond. Green Coast lies 45 minutes by car from that airport. The tunnel and the airport together make the Albanian Riviera one of the most accessible premium destinations in the whole Mediterranean.
