    Viewing
    You fly to Albania. We welcome you at our office in Golem and show you the projects in person. Before you fly, you can place a verbal five-day hold on a unit with the developer.

    Reservation agreement
    A binding reservation of a specific unit — written, clean, clear.

    Future-purchase contract + first payment
    Signed before a notary in Albania or via a certified power of attorney.

    Final payment + handover of keys
    Quality inspection, signing of the purchase contract, physical handover of the property.

    Land-registry entry
    We take care of it. The process can take up to six months — you don't have to deal with a thing. We also handle property management and any rental.

What clients ask most often

What about financing? +
Financing a property in Albania has its particularities. Albanian banks generally don't offer mortgages to foreign buyers for a first property — financing through local institutions only opens up once you pledge an Albanian property you already own.

Czech and Slovak clients most often choose one of these routes: an equity-release mortgage (secured against a Czech property, with the proceeds free to use), or an unsecured consumer loan — suitable for smaller investments up to CZK 2–3M. Some developers in our portfolio offer their own instalment plans directly, without a bank — typically with a 30–50% down payment and the balance paid off by completion. We're glad to help you choose the best option for your situation.
What about Albania joining the EU? +
Albania has been an official candidate for European Union membership since 2014, and the accession process is actively continuing. Today you already travel to Albania with just an ID card — no passport needed. From June 2026, EU roaming will apply, removing another practical barrier to travel.

The accession process brings concrete changes: harmonisation of the legal system with European norms, stronger protection for foreign investors, and the gradual introduction of EU standards in construction, the land registry and consumer protection. For investors this means growing legal certainty — and historically, EU accession translates into significant growth in property prices, as the examples of Croatia, Poland and Romania have shown.
Can I resell the property? +
Yes — reselling, so-called “flipping,” is a common and legal strategy in Albania. A buyer acquires a unit during construction at a lower price and, after completion (or even before), sells it on to another buyer at a profit.

A concrete example: a client buys a 2+kk apartment in Golem for €75,000 at the sales launch. Eighteen months later, when the project is finished, comparable units sell for €95,000. A clean return with no need to rent out or manage the property. Albania Estates helps you with the whole resale process — from valuation through legal documentation to finding a new buyer.
What about the winter season? +
The Albanian coast is a strongly seasonal destination — the tourist season runs roughly from May to October. In the winter months, rental occupancy is minimal; treat that as a given.

For many of our clients, though, that's an advantage: in winter they have the property for their own use — whether for longer stays, remote work, or as a retreat away from the main tourist bustle. Some clients spend part of the winter there and appreciate the calm, the local restaurants and nature without the crowds.
Is buying property in Albania safe for foreigners? +
Yes. Albania lets foreigners buy property without restriction, and entry in the land registry (ASHK) provides full legal protection of ownership. The whole process — from the reservation agreement through the notarial deed to the land registry — follows a standardised path under Albanian law, which has harmonised significantly with European norms in recent years.

Albania Estates works with local lawyers and notaries who handle the entire process. The client receives translated documents and ongoing updates on the status of the transaction.
Do I need to be there in person to sign? +
Not necessarily. The Albanian legal system allows representation via a notarised power of attorney — which can be arranged with a Czech notary and an apostille, so the entire purchase can be completed without a single trip to Albania.

Even so, we recommend at least one visit in person — ideally to view the property you've chosen. Clients who visit Albania in person decide with far greater confidence and satisfaction. We're glad to arrange the whole visit, including accommodation and an itinerary.
