Vlorë Airport is out of play for now
In August 2026, the Ministry of Infrastructure and Energy initiated the process of terminating the concession agreement for Vlorë International Airport. The reason is the failure to meet construction deadlines after the two main shareholders of the consortium, Behgjet Pacolli's Mabco Constructions and Valon Ademi's 2A Group, had a dispute. Pacolli warns of international arbitration and speaks of an exposure of around 320 million euros. The airport will not open for the 2026 season, and Scandinavian charter flights have been moved to 2027. The practical impact is clear. The southern coast remains dependent on Tirana airport, while Durrës and Golem retain their biggest advantage: a travel time of approximately forty minutes from the airport.
EU Accession Shifts by a Measurable Amount for the First Time
On July 14, 2026, Albania provisionally closed three negotiating chapters for the first time, specifically science and research, education and culture, and external relations. In May 2026, the country met the interim benchmarks for Cluster 1 and moved into the final phase of accession negotiations. The goal is to complete negotiations by the end of 2027. Historically, rapprochement with the European Union increases the confidence of foreign buyers and pushes up property prices in candidate countries.
Strong Lek and Record Investment Inflow
On August 14, 2026, the euro traded at 92.85 lek, an all-time low. Since the beginning of the year, it has weakened by 4.1 percent. Meanwhile, foreign direct investments reached a record 404 million euros in the first quarter, up 11.6 percent year-on-year, and the budget surplus for the first half of the year amounted to a record 52.8 billion lek. For a Czech buyer, this means two things. Property paid for in euros is relatively more expensive in local currency today than a year ago, but at the same time, capital is flowing into the country and the economy is growing. The government is targeting 4 percent GDP growth.
Short-term Rental Market Matures
According to AirDNA data, as of March 2026, 27,000 units were listed for daily rental in Albania, compared to approximately 3,000 a few years ago. There are 10.3 thousand in Vlorë and Saranda, 5.3 thousand in Tirana, 4 thousand in Durrës, and 1.4 thousand in Golem. Furthermore, starting January 1, 2026, it is mandatory to issue a fiscal invoice for every reservation made through the fiskalizimi system. Profitability on the coast remains the highest in the country, according to Monitor's analysis, but the market is clearly professionalizing. Tourism sustains demand. From January to May 2026, 3.7 million foreign visitors arrived, an increase of 8.2 percent compared to last year.

Albania is no longer a market where it's enough to buy just anything by the sea. Differences between locations, developer quality, and legally clear versus problematic projects are deepening. Regulations are also tightening. This is why it pays to choose projects with a verified developer, documented land ownership, and a clear rental management plan.
